Homes as ATMs: It's starting again

As home values rise, homeowners are gaining more equity on paper — and they're taking it out in paper. Cash-out refinances jumped 68 percent in the second quarter from a year ago, according to Black Knight Financial Services. This is the highest volume of this type of refinance in five years.
"People realize that refinancing these funds is extremely inexpensive and that rates will eventually rise, so they're capitalizing on the strength of home price appreciation," said Ben Graboske, senior vice president at Black Knight Data & Analytics.
Mortgage holders have gained about $1 trillion in home equity collectively over the past year. On an individual basis, borrowers doing cash-out refinances are taking an average $65,000, which is comparable to what borrowers did in 2006, the height of the last housing boom. While the jump is significant, the volume is still nowhere near where it was back then. In fact, volume is still 80 percent below where it was at the peak in 2005.
That is not the only difference. Today's refinancer is in a far more solid equity position in his or her home, compared with borrowers then, who used their homes like ATMs, pulling out every available dollar. Even after tapping equity, the average resulting loan-to-value ratio for today's borrowers is 68 percent, meaning the borrower has only leveraged 68 percent of the home's current value. That is the lowest level in a decade.
"That reflects real strength of price appreciation and consumer sentiment," said Graboske.
The jump in cash-out refinances could be behind the strength in auto sales and home remodeling. The lack of homes for sale has caused many potential buyers to stay where they are, even though they have the equity to move up. In turn, they are using that equity to not only enhance their home but to add to its value.
Anecdotally, remodeling contractors have been swamped this year, with many putting off new projects for months just to keep up. Remodeling by owners is expected to grow about 10 percent next year, according to a new study by John Burns Real Estate Consulting. It could grow even more if interest rates rise more than expected.
"This is because more homeowners will choose to stay in place and remodel rather than abandon their current low rate mortgage by moving," according to researchers in the study.
Cash-out refinances were most popular in California, accounting for 30 percent of all volume, according to Black Knight. The next closest was Texas, accounting for 7 percent. These states have seen the most home value appreciation. Should home value appreciation slow or even flatten, those hearty loan-to-value ratios will shrink, but it is unlikely today's highly cautious, litigation-leery lenders will allow borrowers to take out more cash than is prudent.

20 Statistics About The Drugging Of America That Are Almost Too Crazy To Believe

20 Statistics About The Drugging Of America That Are Almost Too HUGE To Believe

May 8, 2016   some stats are 2014 -15

The American people are the most drugged people in the history of the planet.  Illegal drugs get most of the headlines, but the truth is that the number of Americans that are addicted to legal drugs is far greater than the number of Americans that are addicted to illegal drugs.  As you will see below, close to 70% of all Americans are currently on at least one prescription drug.  In addition, there are 60 million Americans that “abuse alcohol” and 22 million Americans that use illegal drugs.  What that means is that almost everyone that you meet is going to be on something.  That sounds absolutely crazy but it is true.  We are literally being drugged out of our minds.  In fact, as you will read about below, there are 70 million Americans that are taking “mind-altering drugs” right now.  If it seems like most people cannot think clearly these days, it is because they can’t.  We love our legal drugs and it is getting worse with each passing year.  And considering the fact that big corporations are making tens of billions of dollars peddling their drugs to the rest of us, don’t expect things to change any time soon.  The following are 19 statistics about the drugging of America that are almost too crazy to believe…

#1 An astounding 70 million Americans are taking legal mind-altering drugs right now.
#2 According to the Centers for Disease Control and Prevention, Drug Pushing Drs. wrote more than 250 million prescriptions for antidepressants during 2010.

#3 According to a study conducted by the Mayo Clinic, nearly 70% of all Americans are on at least one prescription drug.  An astounding 20% of all Americans are on at least 5 prescription drugs.
#4 Americans spent more than $280 billion on prescription drugs during 2013.

#5 According to the CDC, approximately 9 out of every 10 Americans that are at least 60 years old say that they have taken at least one prescription drug within the last month.
#6 There are 60 million Americans that “abuse alcohol”.

#7 According to the Department of Health and Human Services, 22 million Americans use illegal drugs.
#8 Incredibly, more than 11% of all Americans that are 12 years of age or older admit that they have driven home under the influence of alcohol at least once during the past year.

#9 According to the Centers for Disease Control and Prevention, there is an unintentional drug overdose death in the United States every 19 minutes.

#10 In the USA today, prescription painkillers kill more Americans than heroin and cocaine combinedPrescription Drugs Are More Deadly Than Street Drugs

#11 According to the CDC, approximately three quarters of a million people a year are rushed to emergency rooms in the USA because of adverse reactions to pharmaceutical drugs.

#12 According to Alternet, “11 of the 12 new-to-market drugs approved by the FDA were priced above $100,000 per-patient per-year” in 2012.

#13 The percentage of women taking antidepressants in America is higher than in any other country in the world.

#14 Many of these antidepressants contain warnings that “suicidal thoughts” are one of the side effects that should be expected.  The suicide rate for Americans between the ages of 35 and 64 rose by close to 30% between 1999 and 2010.  The number of Americans that are killed by suicide now exceeds the number of Americans that die as a result of car accidents every year.

#15 In 2010, the average teen in the United States was taking 1.2 central nervous system drugs.  Those are the kinds of drugs which treat conditions such as ADHD and depression.

#16 Children in the United States are three times more likely to be prescribed antidepressants as children in Europe are.

#17 A shocking Government Accountability Office report discovered that approximately one-third of all foster children in the United States are on at least one psychiatric drug.

#18 A survey conducted for the National Institute on Drug Abuse found that more than 15% of all U.S. high school seniors abuse prescription drugs.

#19 It turns out that dealing drugs is extremely profitable.  The 11 largest pharmaceutical cos. combined to rake in approximately $85,000,000,000 (Billion) in profits in 2012.

#20 New Report: More Deaths Caused By Prescription Drugs Than By Car Accidents

In America today, Drs. are trained that there are just two potential solutions to any problem.  Either you prescribe a pill or you cut someone open.  Surgery and drugs are pretty much the only alternatives they offer us.

And an endless barrage of TV commercials have trained all of us to think that there is a pill for every problem”.

Are you in pain?  -  Just take a pill.               Are you feeling blue? -  Just take a pill.

Do you need a spark in your marriage? - Just take a pill.

And most Americans assume that all of these pills are perfectly safe.

After all, the government would never approve something that wasn’t safe, right?

Sadly, what most Americans don’t realize is that there is a revolving door between big pharmaceutical corporations and the government agencies that supposedly “regulate” them.  Many of those that are now in charge of our “safety” have spent their entire careers peddling legal drugs to all of us.

We have become a nation of drugged out zombies, and it is all perfectly legal.  The funny thing is that many of these “legal drugs” have just slightly different formulations from their “illegal” counterparts.

If more Americans understood what they were actually taking, would that cause them to stop?

Perhaps some would, but for the most part Americans, due to their Drs./Media/Brainwashing are totally in love with their drugs and giving them up would not be easy.

Just ask anyone that has tried.

Minimize Free Radicals for Vibrant Health

Free Radicals Are Implicated In Nearly All Health Challenges are produced in response to many different everyday things, such as:

  • Foods subjected to high heat (especially animal products (chickens and other birds, cows, pigs, fishes, lambs, eggs, dairy products, animal fats and proteins, and metabolic waste products contained in animal tissues- organs) and refined foods such as white sugar, white flours, hydrogenated oils, etc.)

12 superfoods that can improve your life

These dietary dynamos fight everything from cholesterol to cancer, helping you live a longer, healthier life.

·         Not all foods were created equal -- some are so packed with vitamins, minerals, antioxidants, essential fatty acids and other beneficial substances that they've been deemed "superfoods." Superfoods have incredible health benefits, packing a powerful nutritional punch that helps protect against cancer and heart disease, lower cholesterol, protect the organs from toxins and improve digestive health. Some nutritionists even say superfoods can help you live longer.

·          Here are 10 superfoods that can supercharge your diet, including fruits, vegetables, dairy, legumes, grains and fish.

·          Açai: This exotic berry from the Amazon has been the subject of intense hype, but there's a good reason why it's so trendy. Named by famed nutritionist Dr. Nicholas Perricone as his No. 1 superfood and one of the most powerful foods in the world, açaí (ah-sigh-ee) contains a remarkable concentration of antioxidants, amino acids and essential fatty acids. It's considered one of nature's best offerings to combat premature aging thanks to its high monounsaturated oleic acid content. Oleic acid helps omega-3 fish oils penetrate cell membranes, making them more supple.

·          Yogurt: It's alive! Yogurt contains active cultures known as "friendly bacteria" that restore healthy balance in the digestive system. Among the most well-known cultures is Lactobacillus acidophilus, which passes through the stomach and populates the intestines, helping the body fight off infection. One cup contains 50 percent more calcium than the same size serving of milk, and it's also full of potassium, riboflavin, magnesium and phosphate.

·          Broccoli: This cruciferous vegetable is loaded with vitamin C, folic acid and carotenoids, which are packed with vitamin A and can protect your cells from the damage of free radicals, enhance immune system function and improve reproductive health. Just one serving (1 medium stalk) provides 175 percent of the recommended daily value of vitamin K, which helps build strong bones and plays an important role in blood clotting. Just half a cup of broccoli per day is also said to help prevent a number of cancers, particularly cancers of the lung, colon, rectum and stomach.

·          Lentils: Among the most nutritious legumes, lentils are a great source of cholesterol-lowering fiber and lean protein. They contain lots of iron and B vitamins and are very filling, yet low in calories. Folate and magnesium also contribute to heart heath and improve the flow of blood, oxygen and nutrients throughout the body.

·         Chia Seeds also Pumkin Seeds !

·          Sweet potatoes: They'll satisfy your craving for starches but are far healthier than their white, nutritionally lacking cousins. Carotenoids, vitamin C, potassium and fiber are just a few of the benefits of eating this savory-sweet veggie, which is ranked among the highest vegetables on the nutrition scale. Sweet potatoes can help stabilize blood sugar, making them a great choice for diabetics, and are relatively low in calories.

·          Blueberries: Hidden within the juicy, deep blue-purple flesh of this tasty fruit is cancer-fighting ellagic acid, an antioxidant that has been proven in laboratory research to slow the growth of some cancerous tumors. Blueberry extracts have also been shown to have anti-inflammatory properties and help prevent infectious bacteria from clinging to the walls of the gut, bladder and urethra.

·          Wild salmon: Packed with omega-3 fats, wild salmon can help reduce the risk of sudden-death heart attacks and contains lots of vitamin D and selenium for healthy hair, skin, nails and bones. Wild salmon can be eaten with little fear of mercury or excess contaminants and is more nutritionally rich than farmed salmon. Wild salmon also has a smaller environmental impact. Consume two to four four-ounce servings a week for optimal benefits.

·          Goji berries: They've been called the most nutritionally dense food on Earth, and they taste something like salty raisins. Lycium barbarum, commonly known as goji berries, contain more vitamin C than oranges, more beta carotene than carrots and more iron than steak. The dried Himalayan fruit is also a great source of B vitamins and antioxidants and contains 15 amino acids. Goji has been used medicinally in China for centuries to improve blood circulation, strengthen the limbs, improve eyesight, protect the liver, increase libido and boost immune function.

·          Kale: A dark, leafy green in the same vegetable family as broccoli and Brussels sprouts, kale contains high amounts of beta carotene, iron and folate. It's also a low-calorie, low-carb source of protein that's packed with fiber, which improves digestive health and helps you feel full. A small cupful of cooked kale provides more than half the recommended daily allowance of vitamin C.

·          Barley: This low-glycemic grain is high in both soluble and insoluble fiber, which help the body metabolize fats and promote a healthy digestive tract, respectively. Eating hulled barley on a regular basis is said to lower blood cholesterol levels, protect against cancer and keep blood-sugar levels stable. Barley is rich in niacin, vitamin E, lignans and phytochemicals that function as antioxidants.

·         Avoid hydrogenated oils, fried foods and shellfish in restaurants, and highly refined foods - all of these foods are typically rich in free radicals. Avoid charcoal-grilled meats and animal products that have been cooked at high temperatures - these foods are also abundant in free radicals.

·         Eat plenty of fresh vegetables, such as romaine lettuce, celery, bell peppers, carrots, and tomatoes. Fresh vegetables and fruits are rich in natural antioxidants that can neutralize free radicals in your body.

·         If your life circumstances permit, drink fresh vegetable juices on an occassional basis. Freshly pressed vegetable juices provide a wide range of nutrients, including antioxidants, that are easily absorbed into your bloodstream. To optimally support your blood sugar level, emphasize the use of greens like romaine lettuce, kale, and celery, and use only small amounts of sweet vegetables like carrots and red beets. Consider using a high quality super green food product if you don’t have time to make vegetable juices on a regular basis.

·         Eat fruits that are rich in antioxidants, such as blueberries, pomegranates, raspberries, blackberries, strawberries, cherries, goji berries, papayas, mangoes, watermelon, and olives.

TRY FROZEN LEMONS FOR HEALING CANCER with high pH

TRY FROZEN LEMONS FOR HEALING CANCER

Aklea Althoff sent me some great information on frozen lemons I have to share with you.

"Lemon rinds have some of the most healthy compounds in them. So place your washed lemon in your freezer, and then grate it on your meal every day. It is a key to make your foods tastier and you get to live healthier and longer! That's the lemon secret! Better late than never, right? The surprising benefits of lemon! Lemon (Citrus) is a miraculous product to kill cancer cells. It is 10,000 times stronger than chemotherapy.

This plant is a proven remedy against cancers of all types. Some say it is very useful in all variants of cancer. It is considered also as an anti-microbial spectrum against bacterial infections and fungi, effective against internal parasites and worms, it regulates blood pressure which is too high and is an anti-depressant, combats stress and nervous disorders.

The source of this information is fascinating. It comes from one of the largest drug manufacturers in the world. They say that after more than 20 laboratory tests since 1970, the lemon extracts revealed that they destroy the malignant cells in 12 cancers, including colon, breast, prostate, lung and pancreas...The compounds of this tree showed 10,000 times better than the product Adriamycin, a widely used chemo drug.

And what is even more astonishing is that this type of therapy with lemon extract only destroys malignant cancer cells and it does not affect healthy cells. So, give those lemons a good wash, freeze them and grate them. Your whole body will love you for it !"

You’re in your 20s to 70s, and want to take better care of your skin, but monthly facials aren’t in your budget. Blogger Stephanie Sterjovski is sharing a homemade face mask that will leave your skin feeling fresh, clean, and moisturized. Lemons are filled with AHA’s and BHA’s which remove dead skin cells and help clear up blackheads, acne, and discoloration, while honey is a natural antioxidant and antibacterial.
To prep your skin before any face mask, pour boiling hot water in a bowl and stand above it letting the steam open your pores. Mix one tablespoon of organic raw honey and half a squeezed lemon in to a bowl and apply all over your face, avoiding the eye area. Now, let your skin soak up all this goodness for 15-30 minutes (depending on how sensitive your skin is). Wash away with warm water, finishing with one splash of cold water to close your pores. Pat gently with a towel to dry. Let your skin breathe for the rest of the day, or follow up with your favorite moisturizer/serum.

What you’ll need:
½ Organic Lemon
1 tbsp. Organic Raw Honey
Mixing Bowl
Spoon
